Site Design - Request to Change Zoning Designation
Huntington Ridge Condominiums
City of Walker , Michigan
Land Development Solutions staff provided planning, site design, and engineering for a four-phase condominium project located in the City of Walker.
The first phase of the project included a request to change the zoning of the property from R-1 to a planned unit development as well as the design engineering for the construction of the first phase of development. The first phase included 32 condominium units, public utilities throughout the development, and extensive lane improvements within the Leonard Street right-of- way.
Land Development Solutions staff coordinated with the owner to incorporate their needs into the site design while also conforming to the City of Walker and City of Grand Rapids standard design criteria, which resulted in a smooth review procedure, permit issuance, and construction schedule.
Mixed Use Residential Development
Versluis Orchards
Grand Rapids , Michigan
The Versluis Orchards project involved a conceptual layout for a mixed-use development. The property, formerly an apple orchard, is located in a developed area on the west side of Grand Rapids and consists of 40 acres.
The project included an extensive effort to work with neighboring property owners and residents to form a community consensus regarding the development. As a result, neighborhood representatives attended planning commission meetings in support of the project.
Land Development Solutions staff orchestrated the planning and site engineering for the development, which includes a 115-unit independent living facility for senior citizens, a 24-unit site condominium, an expansion of an existing neighboring garden apartment project, and a 100-unit assisted living facility. Site engineering included working with the City of Grand Rapids , the Kent County Road Commission, MDOT, and the Office of the County Drain Commissioner.
New Lewiston Carwash Facility
Montmorency County , Michigan
Land Development Solutions provided site civil engineering and planning services to obtain site approval and create construction drawings for a double-bay car wash facility in Lewiston Township , Montmorency County. The most interesting portion of the project was coordinating the on-site wastewater design with the wash-water recycle system.
Heather Ridge Condominiums
Village of Sparta , MI
Participated in the civil engineering portion of a 20-unit condominium project. The project included site layout, private road design, site grading, public utility extension, and the design of a storm water management system.
Covenant Retirement Village of the Great Lakes
City of Grand Rapids , MI
Managed the project from the initial zoning and site approvals through the completion of construction. The project included an assisted, independent and detached living facility. Property is approximately 25 acres and situated in the City of Grand Rapids on an MDOT thoroughfare. The project included extensive grading, an MDOT left-turn lane, and public utilities.
Marsh Ridge, Phase III Retirement Residence
City of Grand Rapids , MI
Provided site design and project management for the civil engineering portion of a 15-acre retirement village subsidized by Michigan State Housing Development Authority. The project included 8 single-story units and 2 three- story units. The existing site was vacant, but posed significant design challenges to save natural resources. The project also involved an extensive storm water management design, mass grading, private street design, and public utility extensions.
Waterworks Auto Wash
Grand Rapids , Michigan
Waterworks Auto Wash is a full-service car wash facility with two tunnels and four car detail bays. The project is located within the Celebration Village development on the northwest corner of East Beltline and Knapp Street in the City of Grand Rapids. Land Development Solutions was responsible for the site and utility design. |
